RECLAMATION MASTER PLAN OF AN INDUSTRIAL AREA
BUILDING DETAILS
Year: 2009-2010
Site: Legnago (VR)
Client: Private
Building area: sqm 150,000

At the gates of Legnago, the reclamation master plan of the former sugar mill restores a dismantled and degraded industrial area and connects it to down town complying with a process begun by the public administration a couple of years ago aiming to realize a sustainable town, searching development in the supply of services, in cultural growth, in environmental qualities.
The reclamation master plan is made of two areas, a business area in the West and one of services in the East, split by a diagonal urban axis. Hub of the plan is the “town square”, placed between the two sides and from which radiates the composition of the whole.
Significant for memory sake the renovation of the former sugar mills, now devoted to services for business enterprises.
The reclamation master plan provides for the settling of trade activities in 54% of the volumes, executive and accommodation activities in 11%, dwelling in 32% and services to the community in 3%.
The strip parallel to the railway hosts a park of about 15,000 sqm. connected by means of a green path to public spaces and to the existing municipal park, beyond the waterway Bussè.
The reclamation master plan accounts for a wide reorganization of the road network with a reduction and quickening of the critical traffic situation, both by means of the realization of an underpass under the railway toward the Transpolesana road, and with two roundabouts on Via Mantova, already of the right dimensions for possible future interventions. New cycle-pedestrian paths for a new connection with the downtown lay on a separate and sheltered area.
